Underground leaky refrigerant lines are a common occurrence in these coastal multi-level buildings. Years of fertilization, concrete, salt, and other elements cause the copper lines to be heavily corroded and cause leaks. The Underground Refrigerant Lines – The Bluffs run from the condensing unit to the first-floor unit and then take a vertical rise to the above units. The protective sleeve and insulation around the copper lines tend to break down and allow the copper to be exposed to the unwanted corrosive elements. Water intrusion is common into the sleeve. Many customers have had new ac systems installed that replaced an R22 system, that now uses R410A which operates at higher pressure. The weak old lines tend to begin leaking under this high pressure.
